At present, he owns and asset manages approximately 20 real estate assets totaling about $100,000,000. His core holdings have always been and are, presently, New York City multi-family assets in Northern Manhattan, Brooklyn and the Bronx, however, he has also diversified into retail assets in Westchester County, New York and Fairfield County, CT and has acquired a Pharmaceutical warehouse campus close to JFK Airport on Long Island, New York.

Bard followed the investments through upgrade, mortgage finance, mortgage refinance and eventual sale. As a result, he knows the challenges and benefits of commercial real estate investment and has deep, technical capabilities combined with an intrinsic understanding of real estate.

William “Billy” Watters came to the USA from Glasgow, Scotland in 1994. In Scotland, he was an Engineer involved in Building Code and Fire Protection for commercial and residential properties. He was instrumental in engineering and implementing fire protection plans for clients such as IBM, Digital and Compaq. He also worked with most established Scotch Distilleries in Scotland regarding similar engineering disciplines.

Upon immigrating to the USA, Billy started his own construction company specializing in residential rehab and commercial construction. Simultaneously, while running his construction enterprise, Billy began selling high end automobiles (Rolls Royce, Bentley and Ferraris) in 2004. He was the #1 Bentley salesmen for the east coast region in 2007 (180+ Bentleys sold).

At the advice of some of Billy’s most financially sophisticated clients and customers, he decided to engage full time efforts into a Residential Real Estate Acquisition and Rehab Program centered in Waterbury, CT. He is the on-the-ground operating partner for our Waterbury, CT ventures and brings an intense commitment to detail and success. At present, Billy’s “on the ground” team consists of the following construction and maintenance professionals: two carpenters, two sheet rockers, two plasterers and tapers, a plumber, three electricians, five laborers and five painters.
